Great location in the centre of St Andrews. Staff where friendly and helpful, particularly Fred on the front desk who was able to give me lots of suggestions and advice on things to do in St Andrews. Nothing was too much trouble!

A modern hotel. Well maintained for an older building. Right on the main street thru St Andrew's. Within walking distance of restaurants and stores. No AC ,rooms can get stuffy on a warm day.

Very disappointing. Our room was a walk-up on the top floor and dormer style, therefore we spent much of the time there crouching. We were there during very chilly, windy days (despite being early July) and yet the room was sweltering. The bed was small and uncomfortable; the incessant screeching of seagulls made it doubly hard to sleep. The bathroom door neither completely opened (because it would hit the sink) nor completely closed (because it was too big for the frame). The breakfast was insultingly bad looking.

We enjoyed an amazing stay for valentines and the reception staff were lovely. Its a pity the restaurant was closed and we only found out the bar was still open the next morning or we could have sat for an hour or so after the other local pubs had closed. They upgraded us to the Old Course room which was a welcomed surprise however in my booking I did request a double bed rather than two singles, what we got were two single mattresses pushed together which is not what I would have expected from this class of hotel, this was quite uncomfortable to sleep in as you are constantly rolling into the hole in the middle of the two single mattresses make when together. It did affect the overall experience but I've kept the 5 stars because we appreciated the free upgraded room.

Two rooms booked for 5th March 2023. Both rooms were too warm and the windows did not open. One had a fan which did not work and there were marks on the ceiling which suggested work taking place on air conditioning or something. Bathrobes were too small. Receiptionist Bianca was very helpful and professional and later Klaudia Budzinska was great trying to handle my refund. I had been charged for an extra person but also the breakfast was not worth the £20 per head which was charged to me. No staff to assist and apparently there was no butter in the hotel for toast or croissants. Receptionists are not able to authorise refunds and I was asked to contact Klaudia. She put my request through to her Manager shortly after the 6th March but I heard nothing. I constantly contacted Klaudia who did her very best but nothing happened. I obtained the names of the Directors and wrote to them separately but both totally ignored the letters. As it is almost 3 months since the request for a refund was agreed, I emailed again and threatened to legally claim for the refund of the £644 I had paid and suddenly the agreed refund was paid into my Bank account. This is disgusting business practice and a total disrespect of the guests booking into this hotel. I feel sorry for the staff who are trying to give an excellent service but are sorely let down by the lack of decent management. This hotel is not recommended by me.

Not really worth £570 for two rooms for one night.... It was ok but for a 5 star hotel you expect more from the staff. They seemed like they had just started working there and did not really know what hotel could offer.

Firstly the room itself was lovely, we had a junior suite and it was nice, I would say 4* level. The staff at the hotel were friendly, and were trying their best. This however is where the good elements of this hotel end. The overall management of this hotel is terrible, there isn't enough staff, and those that were there, although trying their best, were under trained and obviously lacked experience. One young man was left at the hotel on his own for the night shift with only 2 weeks experience at the hotel. The Breakfast on our first morning was so bad it was hard not to laugh, mentions of faulty towers were made by other guests, and some just walked out. The coffee machine stopped working all the time, and the food was poorly prepared (undercooked and bland). There was no table coffee service so you had to get your own (which is fine normally). But with a single coffee machine that needed refilled after about 4 cups, so the queue for coffee went on for ages. The food wasn't all out and available at the same time and we waited for roughly 20 minutes for mushrooms and tomatoes to be put out. There also wasn't enough cups or cutlery for everyone. This was such a bad experience that on the next morning we decided to go somewhere else for breakfast, as we didn't want to ruin our weekend even further. I have stayed in budget hotels with better breakfast service. I emailed the manager for the hotel after our stay, hoping for a response, but received no response in return, which to be honest didn't surprise me. Although the hotel looks nice from the outside and the rooms are of a good quality, the overall quality of the service, predicated by a complete lack of management at the hotel makes staying here more stressful than it should be and gave our weekend away a real sour taste. At over £240 per night per room the service is nowhere near at the level required. I will not be returning to this hotel, and will be strongly recommending that others do not stay here if asked. There are many hotels in St Andrews that offer exceptional levels of service, at a similar price, so avoid this hotel at all costs, well at least until they sort our their management issue.

Our “deluxe suite” in the annex was noisy and dirty. We were told that housekeeping wasn’t available to help and there were no other rooms available. We slept fitfully on a small bed with bedding which didn’t fit, the noise of people entering and leaving the hotel and cars and people outside. Never mind - we had breakfast to look forward to and at £20 a head we were excited. Unfortunately it was slim pickings: see attached photos … we left without eating and have been promised a refund. I won’t hold my breath.

The Deluxe Studio was so clean, with lots of space, even a couch area to relax in. Bathrooms are new and finished to a high standard. Klaudia who greeted us on arrival was so friendly and professional, she couldn’t do enough to help, especially at breakfast the next morning when she personally made me scrambled eggs as I’m allergic to dairy…5 star service!! The hidden gem of our stay was our exclusive access to the basement spa, fantastic jacuzzi, steam and sauna, access to ESPA products and all to yourself!! Couldn’t recommend this hotel more for a few nights in St Andrews, situated right in the centre, it’s got all you need and more. Well done Kinnettles Hotel

It’s an amazing hotel. I’ve stayed in kinnettles for couple for nights room were so cozy and food was amazing. Overall we had an amazing experience and the staff are so friendly. I highly suggest to stay in the hotel but book in advance because rooms get full out really fast. Definitely coming again if I’m visiting St. Andrews.

Beautiful boutique hotel perfect for the holidays in Scotland with Scottish vibes and architect of rooms. We also booked the dinner in there restaurant dram and haggis. Food was delicious. Good thing was we could use the spa for free ❤️

Nice place but no AC in the rooms. When you come to Scotland and it’s 30C outside, sleeping in a room in no AC might be a problem. Lovely breakfast. Good service.

Lovely staff, great cocktails, quick service. Atmosphere ruined by the small, bald dude being a passive aggressive to the rest of the staff, specifically to the foreign dude struggling with English. F u mate! Be better and stop doing this infront of guests.

Disaster as a hotel , everything happened to us , Hotel SPA wasn’t working ( for a week! ) We found garbage and a thong in two different rooms of the hotel The hairdresser wasn’t working , The telephone, and the coffee machine wasn’t working either . I had to send an email every time something was wrong or I needed something . No air conditioner and rooms toooo warm

Service was very bad, the SPA wasn’t working and they never said so and it was one of the Main reasons I came for, very dirty - found stuff of other guests in the room. One morning couldn’t shower because there was no warm water.

Nice hotel we had a room over the road. Clean room with lovely big bathroom with free standing bath & large shower. Fluffy towels and nice bedding. Noisy with being in the front street. Good breakfast eggs Benedict cooked to perfection

Great facilities in a central location. Excellent breakfast served until 10am. Friendly staff. TV signal is poor and a bit of noise early in the morning only issues found.
